As long-term leases expired and tenants sought alternative office provisions, many landlords are faced with the option of refurbishment or redevelopment. Such was the case for The Crown Estate with Robinson House, located in a prime position at the entrance to Cambridge Business Park.
Whilst dated, what the unit did provide is an efficient floor plate and a car parking ratio significantly higher than most contemporary planning laws allow and, as a consequence, attractive refurbishment opportunities.
To meet The Crown Estate’s letting objectives, the refurbishment project was extensive but the design allowed for costs to be retained significantly below that of a new build. It included re-fenestration, a redesign of the services core around a new platform lift, a new imposing entrance, installation of a raised floor, and renewal of accessible toilets and services including the provision of a new four-pipe fan coil system. Cycle stores and shower facilities were also provided. In addition to raising the aesthetic profile of the building a Very Good BREEAM rating was achieved.
Working proof that refurbished space meets and, in some cases exceeds, current flexible business needs can be provided within a very short construction (rental void period) and is a commercially viable solution.
