As part of a regeneration of the larger Elgin Industrial site, Mesh was appointed to rationalise an existing facility, based on specific end-user requirements.

By rationalising the existing footprint and providing significantly more useable yard space through the demolition of an older blighted building Mesh was able to present a viable 24,700 sqft commercial scheme that accommodated the incumbent tenant as well as foreseeable market trends.

The commercial economy was achieved by retention of the slab and the existing frame in combination with new cladding, fenestration, and loading bays. Close liaison with the incoming tenant during the design phase allowed for services and access points to be coordinated to meet specific requirements.

The rationalisation of the footprint provided significant areas of valuable useable yard space and allowed for new access off Elgin Drive which further aided site utilisation and vehicular movements.

Full site remediation was also undertaken to deal with a legacy of site contamination.

A similarly complex project which entailed managing the process of delivering a design around a working school environment. Challenges included the short design and construction programme which was tailored around school terms and timetables with the added complexity to work around a school curriculum.

This entailed close liaison with the school board and the construction delivery team whilst working on a very confined site. The project involved the delivery of laboratories, classrooms, kitchens, dining rooms, multipurpose halls, and a theatre for performing arts together with external playgrounds and rationalised and secure entrances.
